Section 7 Certificates

Before buying or selling a house you need to get a Section 7 Certificate. This is required under the Land and Business (Sale and Conveyancing) Act.

Step 1 - Register

Looking to do a Section 7 certificate search? You must first register online. 

In order to use some functions you will need to register your details with Council and you will receive an email when your login is ready for use.

Should you not receive confirmation within 3 business days, please contact Council on 8416 6333 for assistance.

Step 2 - Search

When you receive your login information, visit the Section 7 search page. You will be prompted to enter your login information.

The certificate provides information about

• the zoning of the subject property
• any approvals granted for the property
• any outstanding notices or orders
• special provisions such as if the property is heritage listed or prone to flooding.

A page of Advisory Notes of general information which is not property specific is appended to the Section 7 Certificate.

Getting a certificate

We can provide a Section 7 Certificate when you supply us with the following information for the property you’re buying or selling:

• the name of the person or company requesting the search (e.g. the applicant)
• applicant contact details
• property address
• a copy of the Certificate of Title for the property
• fee payment.

Fees as from 1 July 2024

For each Certificate of Title search	Fee
Within one (1) business day	$83.00
Within eight (8) business days	$68.75
Or
For a search relating to one (1) strata unit/community lot	$28.50
For a search relating to two (2) strata units/community lots on the same strata/community plan	$57.00
For a search relating to three (3) or more strata units/community lots on the same strata/community plan	$85.50
Or
Rates search (independent of Section 7 and 12 Property Search)	$40.25
